- Zero tolerance rent arrears management. Please note that we have sophisticated systems in place to minimise arrears including phone, SMS, email and letter based reminders. This assists in ensuring that rent arrears are minimal, if any.

Finally, our team are also held accountable for keeping you informed at all times. It is regularly reinforced in our training sessions and documented in the procedures that we operate by.
- Understandable financial reporting
- We will send you detailed monthly statements that are easy to understand.
- We guarantee to have your money deposited into your account within two business days of our statement close off date.
- We can send your statement to you via email.
- We will provide you with copies of all invoices paid on your behalf.
- At the end of the financial year we will provide you with a detailed income and expenditure report for your property, saving you hundreds of dollars in accountancy fees.
- Regular detailed inspections
- Our routine inspections are completed at regular 17 weekly intervals each year.
- We will provide you with a detailed condition/inspection report with comprehensive recommendations after each inspection.
- At the end of each tenancy we will inspect your property and do our utmost to ensure that the tenant leaves the property in its original condition (fair wear and tear excepted). We also advise you of any maintenance or renovation work that may be required.

100% Property Management Focus
Unlike larger franchise offices we don’t have a sales division. We only do property management so you can be assured that we are 100% focused on you and your property.
Direct Contact with Business Owner/Property Manager
You will always have one direct point of contact. You’ll find a reassuring voice at the end of the phone that knows your property.
Frequent Inspections
We inspect each property every 13 weeks and provide a detailed report including a minimum of 50 photographs. The inspection is designed to ensure the tenants are caring for your property and so that we can advise of any preventative maintenance items.
Funds Distributed Weekly
We disburse rental funds to owners each Friday with a statement emailed to you at each disbursement.
Access to Client Portal
All of our clients have access to an online owner portal so you can access your property information 24/7 or at times when the office is closed.
Management of Repairs & Maintenance
We manage all tenant maintenance and repair requests on your behalf. If the repair is likely to be over $500, we will obtain 3 quotes from our trusted tradespeople, before we contact you for final approval.
Bill Payment & Management
We can pay council rates, water, body corporate and insurance levies on your behalf from the rental income, at no additional cost to you.
